We hope that you will choose Burns Square Historic Vacation Rentals for your getaway! Down here in Florida, we’re pretty laid back, but there are occasions when clear and explicit policies are required.

General

Check-in time
Anytime after 3:00 p.m.

Check-Out time
Room rental period expires at 11:00 a.m.

Room Keys
A room key is provided to the registered guest. 

Check-out Procedure
Please leave room keys on table, door unlocked, and text Denise at 941-888-4884 so housekeeping may begin cleaning as soon as possible. Guests are responsible to tidy up, wash used dishes, tie trash securely in the trash bag (trash room is located on the South Orange Avenue side of the property), and notify us of any damaged or missing items during your stay.  

Late Check-Out
If you require a later check-out, please text us prior to the day of your departure and we will do our best to accommodate you. An additional $25 up to full-day charge may apply.

Parking
Parking can be located at the South Orange Avenue Public Parking Lot, State Street Public Parking Garage or along Laurel Street or Oak Street (off South Orange Avenue to the east.) On-street parking in the Burns Square area is FREE for a few designated hours, as signs permit, and FREE throughout the evenings. All vehicles are parked at the risk of the owner. We cannot assume liability or responsibility for any vehicle, occupants, or contents during your stay. 

Complimentary WiFi Internet  
Free wifi is provided for registered guests during their stay. The WiFi access code is subject to change without notice.  WiFi signals are subject to change without notice, the status of our WiFi-equipment, and interference from other local wireless signals. Burns Square Historic Vacation Rentals assumes no liability for guest use. 

100% Smoke-Free 
We have been 100% Smoke-Free since 1986.  There will be a minimum $250 cleaning fee assessed if it is determined that there was smoking in the guest room during your reservation period. This includes e-cigarettes and vape pens. Any damage caused by smoking in the room will be billed to guest.

Housekeeping
Our housekeeper cleans your apartment prior to arrival. If there is anything we missed, please contact us immediately. Long-term guests are charged an additional weekly cleaning fee (includes changing of linens and towels) between $30-125 depending on the suite and number of guests and pets. Please contact our staff if you have any additional questions or concerns. Please upon departure, tidy up the apartment and put things back where they belong, linens and towels should be put into the hamper, and dishes should be washed and put away. 

Personal Laundry Washing & Drying Service
We provide wash/fold in-house laundry services for our guests between the hours of 10 AM and 2 PM. One load of laundry is $25 and payable with credit card or cash. Guests must notify us the day prior and laundry must be ready 10AM for us to have back to you by 2PM.

Connecting Room Policy
Connecting rooms are subject to availability and can only be booked directly through us. Guests with a pet requesting a connecting room will be assessed a pet cleaning fee for both rooms.  We have two adjoining room options available:

1. The Grapefruit Suite and Lime Suite have a connecting door. Each consists of a one-bedroom suite with one queen bed in each suite and the Lime Suite also has a fold-out queen sofa.

2. The Sunset Suite and Starfish Studio have a connecting door. The Sunset Suite is a one bedroom suite with a queen bed. Starfish Studio is a one-room studio with one full bed.

Additional Bedding
A limited number of rollaway beds are available upon request.  Availability is on a first-come, first-served basis for Suites only.  The charge is $10.00 for a child, and $20 per night for an adult. Maximum capacity of rollaway is one (1) per room.

The Pineapple Suite, Lime Suite, and Honey Bee Loft include fold-out sofa beds. The charge for each additional child guest is $10.00 each per night. The charge for each additional adult guest is $20.00 per night for the first additional guest, and $10,

Lost & Found
Burns Square Suites assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please text us immediately and we will try to assist you in locating your lost item. Perishable items, underwear, and miscellaneous toiletries are discarded.   

Children  
Well behaved children of all ages are welcomed on a pre-approval basis only.  As the parents, guardians, or chaperones of children you are personally and legally responsible for and must supervise them at all times.  For safety reasons, please do not leave children unattended in guest rooms or allow them to roam the hotel property unsupervised.

In case of emergency during your stay, please call 911, then please notify Denise at 941-888-4884.

Rates & Cancellations

All rates are quoted in United States currency, plus tax.  Rates as advertised on any Burns Square Historic Vacation Rentals promotional materials, or online, are subject to change at any time and may increase/decrease at management’s discretion. Rates are based on 1-2 occupancy and are subject to availability. Additional guest(s) or pet(s) fees apply. Guest room rates are subject to prevailing taxes and fees, currently 12% per room per night. These taxes and fees are subject to change without notice. 

50% of the cost of your reservation is charged at the time of booking, and another 50% 30 days prior to your stay. If you book less than 30 days in advance, the full cost will be charged at the time of booking. Your reservation is subject to our Cancellation Policy, detailed below.

Pets

We are is pleased to be Pet Friendly. There is a non-refundable fee of $50 per room for stays under a week, or $50 per week for extended stays.

We provide a welcome letter with information on nearby walking routes, pet shops, groomers, vets, pet friendly beaches, and more. If you’d like to discover some pet-friendly activities ahead of time, check out our local attractions page.

Pet Conditions
We must be informed of your pet at least three days prior to your arrival.

Pets must be very well behaved. No barking or noise, not allowed on furnishings, no chewing or scratching of furnishings or floor while on the property. Pets are not allowed to be left in the rental for any period of time beyond 2 hours and must never urinate/BM on the property. Pet must wear ID tags at all times while on the property. Pets must be on leash or caged at all times when in public areas on or around the Burns Square Historic Vacation Rentals property. Guests are responsible for cleaning up after their pets around the exterior of the property. Guests are responsible for any damage or disruption caused by their pet. Excessive damage, foul smells and excessive barking will be billed double the daily rate as an inconvenience fee.  

Guest Comfort & Safety

Alcohol Policy
Registered guests of legal age who choose to bring their own alcoholic beverages or purchase alcoholic beverages from us must consume those in their room.  Alcohol is not allowed in public areas such as the halls, etc. Alcohol consumption is restricted to those 21 years old or older (valid photo identification required).

Quiet Hours:
Please respect that others are on vacation too. Please consider quite hours between 11:00 p.m. to 8 a.m. If you become aware of a disruptive guest, please contact us immediately by texting Denise at 941-888-4884. Please keep televisions, voices, or other devices at a respectful level at all times. Doors should be opened and closed quietly. No congregating or running in halls. 

Fire Safety
In case of FIRE immediately EXIT the building onto South Orange Avenue or South Pineapple Avenue and get away from the building. Then please call 911, and then Denise at 941-888-4884. The hotel is fully equipped with smoke detectors, and each room has a fire extinguisher located in the kitchen.

Visitors
No visitors after 9:00 p.m. Visitors must be accompanied by the registered guest at all times.  Visitors are not allowed to use guest amenities, or Wi-Fi. As a registered guest, you are responsible for your visitor at all times.

Do-Not-Disturb and Access to Rooms
We provide you with your privacy and to provide all of our guests with an exceptionally clean and safe experience, we reserve the right to enter your suite for reasonable purposes, such as for housekeeping, maintenance, verify that the room, its furnishings, and mechanical equipment are intact, or to address or prevent a violation of our Policy/House Rules. 

Our staff will normally knock and announce themselves before entering your suite, unless we believe that exigent circumstances exist. Please let us know if you are a “Day Sleeper” or you are staying in the suite due to illness. Management reserves the right to enter a room with a known status of “Do Not Disturb” in the event of an emergency, suspected illegal activity taking place, disturbing other guests, or damage being done to suites property.  In the event of suspected illegal activity, management reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when a Policy/House Rule is broken. Law enforcement will be granted immediate access.

Right to Refuse Service
We are privately owned and operated. Burns Square Historic Vacation Rentals reserves the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. Burns Square Historic Vacation Rentals has a zero tolerance policy in which we will refuse to admit or refuse service or accommodation in our suites or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of Florida and the owners for the operation and management of the suites.

We will will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children or pets at all times, seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by us for the operation and management of our suites.

Damage to Mattresses and Bedding
Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article. 

Damage to Room  
Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to the property, whether accidental or willful, is the responsibility of the registered guest for each particular room.  Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.

Damage Discovered after Check-Out
Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees.

Infestation
The cleanliness of our rooms is extremely important to our guests.  We provide pest control and monitoring of each suite. If you bring any infestation into your room or onto our hotel premises, we may charge you for any and all costs and expenses, including immediate or urgent response requirements and loss of room revenue, that we deem necessary to address the infestation.

Illness and Epidemics
We reserve the right to refuse accommodations to a guest arriving with a contagious disease. In cases where sickness occurs during the stay, please text notify Burns Square Historic Vacation Rentals’ owner, Denise, at 941-888-4884. In the case of serious sickness, you may be requested to receive appropriate health care from a nearby healthcare facility.  During epidemics we are entitled to employ precautionary measures within our judgment or as required by local authorities. We may charge you a room cleaning fee as we deem appropriate under the circumstances.

Firearms & Weapons
The safety and security of our guests and staff is extremely important to us. Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on hotel premises. We recognize that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes. This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises. Burns Square Vacation Rentals is private property. Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our hotel premises for storage purposes only, with the understanding that they are personally responsible for the following:

  • Guests must abide by all Federal, State, and local laws

  • Firearm and weapons must be appropriately registered

  • Firearms must be unloaded

  • No cleaning of firearms is permitted on hotel premises

  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest at all times and clearly labeled with their name and contact information

  • No firearms or weapons in common areas 

  • Damages caused by arrowheads will be charged accordingly, please be careful 

Guests and vendors who fail to abide by our policy may be asked to leave the premises, are subject to trespass and may be subject to further legal action.  Exempted from this policy are law enforcement officers and designated military personnel who are on-duty and required to carry firearms in the performance of their duties.   No exemption to this policy is allowed for private persons, even those licensed and permitted to carry a firearm openly or concealed under local, state, or federal law, are exempt from this policy.  It is our policy to promptly turn over any firearms left on the property to the Sarasota County Sheriff's Office if we are unable to contact the owner. No In-Room Party
We enforce a No In-Room Party Policy to ensure we can protect the hotel and our guests at all times.  No parties, loud disturbances and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise.  If our request is not followed, the guest will be asked to leave the hotel without refund. Registered guest(s) is responsible for all persons visiting. Non-Registered visitors are only permitted until 9:00 P.M.  If found with more “people” not listed on the Guest Registration Form after 9:00 P.M. your stay will be considered a party. You will be ordered to vacate the premises without refund and may be assessed a Guest Compensation Disturbance Fee.

Damage and/or Theft of Hotel Property
You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room (s), premises or property caused by you or any person in your party whether or not staying at the hotel during your stay.  We reserve the right to retain your credit card and/or debit card details as presented at registration and charge or debit the credit /debit card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by us as a result of the aforesaid.  Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee,  guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum. 

Damage or Tampering with Fire Detection Systems/Fire-Fighting Eqiupment
We reserve the right to take action against any guest or visitor found to have tampered or interfered with any detection equipment throughout the hotel, including detector heads in public areas, guest rooms, break glass points and fire extinguishers.  Guests or visitors found to have tampered with any fire detection or fire-fighting equipment will be charged with any costs incurred by the hotel due to their actions and will be evicted from the hotel. Depending on the severity of the guest actions, law enforcement may become involved at the hotel’s discretion.  Should the fact that fire-fighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc.

Enforcement
All staff is trained and required to respond to potential violations of our Policy/House Rules. Guests who refuse to abide by the reasonable standards and policies established by us for safety of all guests, staff, owners, property, and the operation and management of the hotel will be evicted, with no refund. In addition to the room charge, a minimum $300.00 cleaning fee per room will be charged for infraction(s) of our Policy/House Rules.
